Our Policies

Room Rates

Rates are for single and double occupancy. The Loon Island Suite is the only room that can accommodate an extra person (3 people max) at an additional rate of $30 per night. Nightly room rates include a homemade 3-course breakfast, 24 hour coffee & tea, afternoon sweet treats, and complementary water and soda, as well as parking for one vehicle. Although every effort is made to keep all stated rates on the internet and in print accurate, stated rates in affect at time of booking will supersede any rates printed on the website, print material or other sources that are outdated or in error. A 9% NH Room & Meals Tax will be added to all reservations. Advanced Reservations — Advanced reservations are strongly recommended so that you are able to visit us on your preferred date and stay in your preferred guest room.

Minimum Stay Requirements

A two night minimum stay is generally required for all weekends, which includes Friday and Saturday night (June – October), as well as special events and holidays unless otherwise stated. Although we do require a two night stay on all weekends from June through October, occasionally our availability allows us to book you for just one night. Please call to inquire about a one night stay. Advanced Deposit — A deposit in the amount of one night or 50% of the stay, whichever is greater, is required at time of booking. If you have made arrangements to book the entire B&B for your group, a 50% non-refundable deposit is due at the time of booking. The balance is due at check-in.

Credit Cards

A major credit card is required for your deposit, which secures your stay. You may pay with an alternate payment method at check in, such as cash or a different credit card. We proudly accept American Express, MasterCard and Visa.

Cancellation Policy

As a smaller family owned property, cancellations affect us greatly. If your plans change after your reservation is confirmed and a deposit has been taken, please notify us as soon as possible. To obtain a refund of your deposit, less a $30 service charge per room booked, notice is required no less than 14 days in advance of arrival. If you cancel your reservation within 14 days of your arrival, you are responsible for the full amount of your reservation regardless of the reason for the cancellation. If we are able to re-rent your room (s) for the total amount of days of your reservation, you will be refunded any deposit and any balance paid, less the $30 per room service charge. This also applies to changes in your arrival/departure date, which results in a short stay, and no refunds are provided for late arrivals or early departures. You will be charged for your full reservation regardless of the circumstances of the cancellation (unfortunately weather or illness included). If cancellation is a possibility we would suggest the purchase of travel insurance. A 30-day cancellation notice is required on whole house bookings and for holidays and special events.

Check-In/Check Out Times

Our check in time is between 3:00 PM and 7:00 PM. If you know that you will be arriving after 7 PM, please call the B&B to make arrangements for a late check-in. Early check-ins may be considered only with advanced notice. In order for us to have time to prepare the rooms for incoming guests, check out is by 11:00 AM. The B&B has a small window of time between check-out and check-in to prepare our B&B for our new arrivals. We greatly appreciate your respect for both our 11 AM check out time and our 3 PM check in time. We recognize travel schedules have variability and will gladly store your luggage and if space permits, allow you to park your car on premise to facilitate your schedule.

Other Important Policies

For the safety and comfort of our guests, we ask that you meet friends and acquaintances away from the inn. We’ll be happy to suggest gathering places such as restaurants, pubs, coffee houses, beaches, parks or galleries. Local ordinances do not permit us to welcome your guests for breakfast or to Socialize or to be on our property, even for a fee.

The Tuckernuck Inn B&B is a 1925 Farm style house. There are no elevators. There are 6 steps to get to the front door, 17more to get to the guest rooms on the second floor. Please bear this in mind when packing. Sometimes two bags are better than one

Parking – Parking is limited to guests only. One parking space is provided for one vehicle per room.


Smoking – There is a strict no smoking policy anywhere in the building. If we are required to clean your room or any area of the B&B due to smoke odor/damage you will be assessed a $400.00 cleaning fee. Smoking is allowed outside at designated areas only and ash trays will be provided for your use. If you do not see an ash tray, please notify us immediately as disposing of smoking materials on the grounds is not acceptable. We reserve the right to charge the credit card on file a $400 fee to cover the cost of deep cleaning and/or replacing upholstered furniture, window treatments, rugs and bedding if it is determined that a guest has violated the B&B’s policy and smoked in any location inside the B&B. This includes e-cigarettes


Pets — Out of respect for all of our guests, we do not allow pets on premise. We will gladly recommend boarding facilities nearby for your four-legged travel mate.


Children — Since the B&B caters to a clientele looking for a relaxing or romantic stay, the B&B is not able to accommodate individuals under the age of 18 years old. We are happy to make recommendations for you for more suitable accommodations in the area.


Breakfast Dietary Restrictions/Requests - Advising us at the time of reservation booking of special dietary restrictions for breakfast, enables us to adequate prepare for your needs. Failure to notify us at the time of booking may inhibit us from meeting your request.

The Tuckernuck Inn B&B is not suitable for infants, children, and young persons under the age of 18. If you show up with an infant, child, or young person under the age of 18, you will unfortunately be turned away, and your reservation will be forfeited.
